A few of your questions answered:-
  • How do you ascertain my suitability as a tenant?
    Various references are taken up together with a comprehensive search carried out by a credit reference agency. In some cases a guarantor may be required.

  • What do I have to pay before I move in?
    One month's rent in advance and a holding deposit of between one and a half and twice the monthly rent in addition to our fees.

  • How do I pay my rent?
    Monthly in advance by standing order from your bank account. Please note we do not accept cash.

  • What are my legal liabilities and responsibilities as a tenant?
    You will sign a tenancy agreement in line with the Housing Act 1988 as amended by the Housing Act 1996 and this will outline your obligations. Some examples are: You must move out of the property at the end of the agreed term if the landlord requires you to. You will be expected to take reasonable and proper care of the property and its fixtures and fittings. You will be liable for payment of the utility bills, telephone bill and council tax.

  • What about the garden?
    You are expected to maintain the garden but not to dig up, or cut down, any trees, shrubs or bushes without the landlord's/agent's prior consent.

  • Can I keep pets?
    This varies from property to property and is at the landlord's discretion.

  • What insurance do I have to take out?
    You require at least your own contents insurance to cover your liabilities at the property.
